Looking for a rental home can be a difficult and daunting task. Here at Dreams 2 Keys we think finding your dream home should be a pleasure, not a chore so we take on all the hard work for you.
Step 1 - Contact us
· Let us know who you are, what you would like us to look for, and a rough budget if you have one (don’t worry if you don’t know, we can help you decide). For example, We are a family of 4, a mum and 3 children, we would love a 4 bedroom property so we can have a bedroom each but our budget is only £800 a month.
· We will get back to you advising of our available properties that may suit your needs and arrange for you to view those you like.
Step 2 – Application
· Once you have found a property you like, you will need to fill in our application form. This may seem a little daunting as it asks for a lot of facts and figures, but we can help you fill it out. You will need to consent to a credit check, and to the possibility of us contacting your employer to confirm your earnings. This is all standard procedure when applying to rent in Wales and is covered by GDPR (General Data Protection Regulation) which means we aren’t allowed to share any of the information you give us.
· Once you have submitted your application, please allow us 5 working days to process it and perform any relevant checks. We will then contact you by email to confirm if we can proceed in renting the property to you.

Step 3 – Contracts
· You will be required to sign an Occupation Contract, as detailed in the renting homes Wales act (2016). The contract is a lengthy 20 pages, but we ask that you read it thoroughly before signing so you know your responsibilities and ours as the contract is legally binding.
· Each contract approves an initial 6-month tenancy as standard. After 6 months, the contract becomes “Rolling” this means the terms of the contract roll over each month as the tenancy continues.
Step 4 – Deposit
· Before you can move in, we require you to pay a refundable damage deposit, also known as a bond. This is usually equivalent to 1 months’ rent.
· It’s a legal requirement for landlords and letting agents to protect their tenants’ deposits with a government scheme such as My Deposits. All deposits taken by us are held by My Deposits until a tenancy ends.
· We are also legally required to serve you with the prescribed information relating to your deposit. Prescribed Information is the Deposit Protection Certificate (DPC) and the Information for Tenants Leaflet. This will be provided at the start of the tenancy.

Step 5 – Rent
· You will need to pay 1 months’ rent in advance before you can move in. You will then be due to pay the agreed amount of rent each month on the day of the month that you moved in. For example, if you moved in on 15th June your rent would be due on the 15th July, 15thAug, 15th Sept etc.
· Each month you will receive an email with an invoice for your monthly rent and the date the payment is due.
· Paying your rent is easy, there are 2 ways you can do this: Direct debit is our preferred option, we can set this up for you so you never need to worry about missing a rent payment as it will be taken automatically from your bank account each month. Bank transfer is also an option, some tenants find this suits them better due to pay frequency etc.
Step 6 – Moving In
· Once the contracts are signed and the deposit and first month’s rent are paid, you are ready to move in. If you have any issues during your tenancy just let us know and we will be there promptly to rectify the situation.
· We will issue you with a welcome pack, including a copy of your contract, the prescribed information for your deposit, electric and gas safety certificates, EPC rating and more.
· You will also get your keys to the property so finally; you go from dreams to keys!
